As we wrap up 2025, December’s data provides valuable insight into how the Casper and Natrona County real estate market performed and what buyers, sellers, and homeowners should expect moving into the new year.
Despite higher interest rates and a seasonally slower time of year, the Wyoming real estate market in Natrona County remained active, stable, and balanced. Buyers continued to purchase homes, sellers successfully closed transactions, and home values held steady across much of the county.
The December 2025 market report highlights several encouraging trends for our local housing market:
Total MLS sales volume in Natrona County increased 5.9% year-over-year, closing nearly $462 million in residential sales
Homes sold rose 4.4% compared to 2024, showing continued buyer demand
Average home prices increased modestly, finishing the year at $351,265
Inventory expanded by 13.5%, giving buyers more choices and sellers more competition
These numbers indicate that the Casper housing market has shifted away from the intense seller’s market of recent years and into a more normalized, sustainable pace.
One of the biggest changes in the Casper and Natrona County housing market this year was inventory growth.
With more homes coming on the market:
Buyers had greater selection and less urgency
Sellers needed to be more strategic with pricing and presentation
Homes that were well-priced and well-maintained continued to sell efficiently
At the end of December, the market reflected 2.32 months of supply, which still leans seller-favorable but is much more balanced than in previous years.
The average days on market remained steady at 75 days for both MLS listings and RE/MAX listings.
What this tells us:
Homes priced correctly for the Casper market sold faster
Overpriced or poorly prepared listings tended to linger
Buyers are thoughtful and selective, not rushed
In today’s market, strategy matters more than ever — especially when selling.
Sales activity remained strongest in the $200,000–$350,000 price range, though homes sold across all price points.
New construction represented about 5% of all homes sold, continuing to be a smaller but steady segment of the Wyoming real estate market.
For sellers:
Buyers are active, but competition is higher. Correct pricing, strong marketing, and home condition are key to maximizing value.
For buyers:
More inventory and stabilized pricing create opportunities that haven’t existed in years. Preparation and local knowledge matter.
